Why the age of your home matters here
Most of Anderson Mill was built between 1975 and 1985, and some sections were finished into the 1990s, so a typical home is now 30 to 50 years old. Many have been remodeled on top of original plumbing. This section describes homes of this age in general, not our own job history.
Original supply pipe. Homes built from 1978 to 1995 may have gray, flexible polybutylene supply pipe, often stamped PB2110. It can fracture from the inside and leak without warning. If you see it at your water heater or main shutoff, call us and we will tell you what you have and your options.
Old shutoff valves and fixtures. Valves that have not been turned in decades can leak or break when you finally close them. Replacing the shutoff valves and supply lines before you need them is cheap compared with a flood.
Second and third-round equipment. An original 1980s water heater or AC is long gone, so most Anderson Mill homes are on their second or third. Older ductwork often leaks, so we check duct condition and sizing before replacing an AC.

Austin Water's December 2023 report shows total hardness of about 110 to 130 mg/L, roughly 6 to 8 grains per gallon. Water at that level leaves mineral scale in water heaters, tankless units, faucets and shower valves. A tank that rumbles or a faucet that crusts over is a sign. A water softener and regular tank flushing slow it down.
