No hot water, or a tank that rumbles? Start here

If your water heater rumbles, pops or crackles when it runs, that's sediment. Minerals in the water settle to the bottom of the tank, harden into a layer, and the burner or element has to heat through it. The tank works harder, the water takes longer to get hot, and the bottom of the tank corrodes faster than it should.

Real Texas Plumbing is a family-owned plumbing, heating and air company with shops in Lago Vista and Lakeway. We flush and inspect tank water heaters, and descale tankless units, for homes in Lago Vista, Jonestown, The Hollows, Point Venture, Lakeway and the communities around Lake Travis. Homes only.

Call (512) 662-2949, Monday through Friday, 7:30 a.m. to 8 p.m., or Saturday, 8 a.m. to noon. Every visit starts with a $65 trip charge, and we apply it toward the work.

What is a water heater flush?

A water heater flush drains the tank, rinses out the sediment that has settled on the bottom, and refills it. On a tankless heater the same job is called descaling: we circulate a cleaning solution through the heat exchanger to dissolve mineral scale. Either way, the point is to get the minerals out before they shorten the heater's life.

Why Lago Vista water heaters fill with sediment

The water around Lake Travis comes out of limestone country, and it is hard. Every gallon that enters your tank carries dissolved calcium and magnesium. When the water heats, those minerals drop out and settle. A tank that never gets flushed can build up several inches of hardened sediment in a few years.

Two things make it worse here:

  • Weekend and seasonal homes. When a heater sits unused for weeks, the sediment has time to harden into a crust that is much harder to flush out later.
  • Softener bypasses. Plenty of lake homes have a softener that was set to bypass years ago and never switched back. The heater has been taking hard water the whole time.

If you have a softener and it is working, your tank will stay cleaner, but it still needs a yearly flush. A softener reduces hardness; it does not remove it.

Signs your water heater needs a flush

  • Rumbling, popping or crackling from the tank while it heats. That is water boiling up through the sediment layer.
  • Hot water runs out faster than it used to. Sediment takes up space that used to hold hot water.
  • Water takes longer to get hot after you run it.
  • Cloudy or rusty hot water, or a rotten-egg smell from the hot side only.
  • The gas or electric bill crept up with no change in use.
  • You can't remember the last flush. If it has been more than a year, it is due.

A tank that is leaking from the body, not a fitting, is past flushing. Our water heater repair page explains how to tell the difference, and a standard tank replacement runs $2,200 to $4,400 installed.

What we do on a flush visit

  1. Shut it down safely. Power off for an electric heater, gas valve to pilot or off for a gas or propane heater, cold-water supply closed.
  2. Drain and rinse. We connect a hose to the drain valve, run it outside or to a drain, and flush until the water runs clear. On a tank with heavy buildup we open and close the cold supply a few times to stir the sediment loose.
  3. Check the drain valve. Plastic drain valves on older tanks often won't close again once opened. We tell you before we touch it, and we carry brass replacements.
  4. Test the T&P valve. The temperature and pressure relief valve is the safety on the tank. We lift the lever to confirm it opens and reseats. If it drips afterward, it needs replacing, and we'll tell you.
  5. Look at the anode rod. The anode is a sacrificial rod inside the tank that corrodes so the tank doesn't. When it is used up, the tank starts rusting. We check it and tell you if it is time for a new one.
  6. Refill, purge air, relight. We refill, bleed the air from a hot tap, restore power or relight the pilot, and confirm it heats.
  7. Tell you what we saw. Rust in the drain water, a corroded fitting, a tank near the end of its life. You get a plain answer, not a pitch.

How often should a water heater be flushed?

Once a year for most homes around Lake Travis. Every six months if you have no softener and the tank is already rumbling. If the heater is new, start the yearly flush in its first year; the first few years are when a flush does the most good. Our plumbing maintenance page covers the rest of the yearly checklist.

Tankless water heaters need descaling, not flushing

A tankless heater has no tank to drain, but scale builds up inside its heat exchanger the same way. Most manufacturers call for descaling once a year on hard water, and some will not honor the warranty without it. The signs are the same: hot water that stutters, error codes, lower flow. We isolate the unit, circulate a descaling solution through it for about 45 minutes, rinse and clean the inlet filter. See our tankless installation page for the units we work on.

Can I flush my own water heater?

You can, and some homeowners do. The parts that go wrong: the drain valve won't close, the hose isn't rated for hot water, the pilot won't relight, or an electric element burns out because power came back on before the tank refilled. If you want to try it, turn the heater off first, let the water cool, and never run an electric heater dry. If the drain valve is plastic and the tank is more than a few years old, we'd rather you call us. Replacing a snapped valve costs more than the flush.

What a water heater flush costs in Lago Vista

Every visit starts with a $65 trip charge, and we apply it toward the work. You get a written price before we start. What changes the price: whether the tank has been flushed before (a first flush on a neglected tank takes longer), whether the drain valve or T&P valve needs replacing, whether the anode rod is due, and tank versus tankless. A flush is a fraction of what a new heater costs, and it is the single cheapest thing you can do to put off that $2,200 to $4,400 replacement.

Our Water Heater Flush Process

We make water heater maintenance simple, clean, and stress-free. Our process is built to protect your tank, improve efficiency, and give you clear answers from start to finish.

System Check and Honest Assessment

We start by asking about hot water issues like popping sounds, rusty water, or slow recovery, then inspect the water heater, shutoff valves, drain setup, and visible connections. We confirm the tank is safe to flush, explain what sediment buildup is doing to performance, and give you a clear timeline before any work begins.

1

Controlled Tank Flush Service

Once approved, we safely shut down power or gas, connect drainage equipment, and perform a controlled water heater flush to remove mineral sediment and debris from the tank. We monitor flow, cycle the tank until the water runs clear, and work carefully to help reduce mess, protect your plumbing system, and restore heating efficiency.

2

Final Testing and Maintenance Guidance

After the flush, we refill the tank, restore power or gas, and test for proper operation, recovery, and leaks around the heater and valves. Before we leave, we walk you through the results, share simple maintenance advice, and let you know when to schedule your next flush for reliable hot water and longer equipment life.
