Real Texas Plumbing - Heating and Air repairs, installs, tests and extends gas lines for homes in Lago Vista, Jonestown, Point Venture, The Hollows and Lakeway. Natural gas or propane, from the meter or tank regulator into the house and out to every appliance: furnaces, water heaters, ranges, dryers, grills, fire pits, pool heaters and generators. You get a written price before any work starts, and the $65 trip charge goes toward the job.

Smell gas? Do this first

  1. Leave the house. Take everyone, including pets. Do not flip light switches, unplug anything, or use your phone until you are outside.

  2. From outside, call your propane supplier or gas utility, or 911. They will shut the gas off at the tank or meter.

  3. Then call us at (512) 662-2949. Once the gas is off and the house is safe, we find the leak, repair it, pressure-test the system, and relight your appliances.

A faint propane smell right at the tank when it is being filled is normal. A gas smell inside the house, near an appliance, or that comes and goes is not, and it does not get better on its own.

Gas line services we provide

  • Gas leak detection and repair. Pinpointing the leak with a pressure test and detector, repairing or replacing the bad section, and retesting before the gas goes back on.

  • New gas line installation. Running a line to a new gas range, tankless water heater, furnace, dryer, outdoor kitchen, grill, fire pit, patio heater, pool heater or standby generator.

  • Gas appliance hookups. Connecting a new appliance safely, with the right shutoff valve, flex connector and sediment trap, and checking it under load.

  • Gas line pressure testing and inspection. For a home sale, after a remodel, when the utility or propane supplier has locked off the gas, or when you have been told you have a leak and want a second opinion.

  • Underground gas line repair and replacement. Old black iron pipe buried in Hill Country soil rusts through. We replace it with yellow polyethylene gas pipe rated for burial.

  • Propane to natural gas, or natural gas to propane, conversions for appliances when a home switches fuel.

  • Rerouting or capping lines during a remodel or when an appliance is removed.

Propane or natural gas: what Lago Vista homes have

Natural gas service is limited around the lake, so most Lago Vista, Jonestown and Point Venture homes run on propane from a tank in the yard. That changes a few things. Your propane supplier owns and services the tank and the first-stage regulator at the tank; the piping from there to the house, the second-stage regulator at the wall, and every line inside are plumbing, and that is what we handle. Propane runs at a different pressure than natural gas, so appliances have to be set up for the fuel you have; a water heater or range built for natural gas will burn wrong, and dangerously, on propane until it is converted. And because propane is heavier than air, a leak pools low, in a crawlspace or at floor level, instead of rising and drifting away. That is why we test the whole system rather than just sniffing around the appliance that smells.

Signs of a gas line problem

  • A rotten-egg or sulfur smell, anywhere, at any strength

  • A hissing sound near a line, meter or appliance

  • Dead or yellowing grass in a strip across the yard where a buried line runs

  • Pilot lights that keep going out, or burner flames that are yellow or orange instead of blue

  • A propane bill that climbed with no change in use

  • A gas appliance that will not light after the tank was filled or the utility did work

  • Corroded, rusted or kinked pipe or flex connectors you can see at the water heater, furnace or range

Adding gas to a tankless water heater, range or outdoor kitchen

Most new-line calls around the lake are for a tankless water heater, a gas range, a standby generator or an outdoor kitchen. The thing people do not expect: a tankless heater draws several times the gas of a tank heater, and a generator or outdoor kitchen adds up fast, so the existing line and regulator are often too small for the new load. We size the whole system, line diameter, run length and regulator, for every appliance on it, so the new one runs right and the old ones keep running when it kicks on. If a tank water heater is coming out at the same time, see water heater installation; if it is a new furnace, see furnace and heat pump replacement.

What does gas line work cost in Lago Vista?

The $65 trip charge covers the visit and the diagnosis, and it is applied toward the work when you schedule it. Every gas line job is priced in writing before we start. What moves the price: how far the new line runs and whether it is in an attic, a wall or underground; the pipe size the appliance load needs; whether a regulator has to be added or upsized; how many appliances are being connected; and the permit and inspection. A leak repair on an accessible line is a small job; a new buried run to a detached garage or an outdoor kitchen is a bigger one. We tell you which before we start.

How gas line work goes

  1. You call. Tell us what you are seeing or what you want to add. If you smell gas, see the top of this page first.

  2. We test and diagnose. A pressure test on the system shows whether it holds, and a gas detector finds where it does not. For new lines we check the existing pipe size and regulator against the new load.

  3. You get a written price. Before any pipe is cut, you know the number, with the $65 trip charge applied.

  4. Permit. Gas piping work normally requires a plumbing permit and an inspection. We handle it.

  5. We do the work and test it again. Every repair and every new line gets pressure-tested before the gas goes back on, then we relight and check each appliance under load.

Gas lines in lake houses and weekend homes

If your Lago Vista house sits empty for stretches, have the gas system pressure-tested before you close it up for the season and ask your propane supplier about a tank monitor. A slow leak in an empty house is the kind of problem nobody notices until the tank is empty or worse. We also recommend a combination carbon monoxide and gas detector near any gas appliance in a home that is not lived in full time.
