Hot rooms, weak airflow or high AC bills? Check your ducts

Your AC can run fine and still not cool your house if the ducts are leaking, pulled apart, crushed or uninsulated. The cool air escapes into the attic before it ever reaches the room.

The U.S. Department of Energy says typical duct systems in attics and crawl spaces lose 25% to 40% of the heating or cooling energy that passes through them.

Real Texas Plumbing is a family-owned plumbing, heating and air company with shops in Lago Vista and Lakeway. We repair ducts in homes in Lago Vista, Jonestown, The Hollows, Point Venture and around Lake Travis. We work on homes only.

Call (512) 662-2949, Monday through Friday, 7:30 a.m. to 8 p.m., or Saturday, 8 a.m. to noon. Every visit starts with a $65 trip charge, and we apply it toward the work.

Signs your ducts need repair

How do I know if my ducts are leaking?

The most common sign is a room that never gets as cool as the rest of the house. Here's what else to watch for:

  • Uneven rooms: one room is hot or cold while others are fine.

  • Weak airflow from the vents.

  • Higher energy bills when you haven't changed how you use the AC.

  • An AC that runs and runs but can't reach the temperature on the thermostat.

  • Dust around registers, or more dust in the house than usual.

  • Whistling, rattling or banging from the ducts when the system starts.

  • A musty smell when the AC runs.

  • Visible damage in the attic: ducts that are crushed, torn, pulled apart or held together with old tape.

One sign on its own doesn't prove it's the ducts. A struggling AC can have other causes, so we look at the whole system. If the AC itself isn't cooling, start with our AC repair page.

What goes wrong with ducts in Texas homes

In many Texas homes the ducts run through the attic, where summer temperatures are far hotter than the house. That's hard on ducts and on the cooling they carry. The Department of Energy points out that in the South, homeowners often think they need a bigger AC when the real culprit is often the attic duct system.

These are the problems we look for first:

  • Disconnected ducts. A duct that has pulled off a trunk line or a vent boot dumps cool air straight into the attic.

  • Leaky seams and joints. Old tape dries out and lets go.

  • Torn or crushed flex duct. Foot traffic, stored boxes and pests can all damage it.

  • Kinked or sagging ducts that choke off airflow to a room.

  • Missing or worn insulation. Ducts in a hot attic gain heat before the air reaches you.

  • Gaps at the registers, where the vent boot meets the ceiling.

How we find and fix duct problems

What happens during an air duct repair visit?

  1. You tell us what you're seeing. Which rooms, and when it's worst.

  2. We look at the system and the ducts we can reach, including the attic.

  3. We find the cause: a disconnected run, a torn section, leaking joints or missing insulation.

  4. You get the findings, your options and a written price before any work starts.

  5. We make the repair. We reconnect ducts, seal leaks, replace damaged sections and add insulation where it's needed.

  6. We check the airflow afterward and walk you through what we did.

Why we don't use duct tape

The cloth-backed tape from the hardware store doesn't last inside a duct. The Department of Energy says it fails quickly in the heat, humidity and pressure ducts see and recommends mastic, a brushed-on sealing paste made for ducts. We seal with mastic or foil tape made for ducts, so the repair lasts.

Repair or replace

Do I need new ducts, or can mine be repaired?

Most duct problems are repairs. Reconnecting a duct, sealing leaks and re-insulating fixes a lot of hot-room complaints without touching the rest of the system.

Replacing a section makes more sense when:

  • the duct is too damaged to hold a seal,

  • the duct is built into the house in a way that makes sealing hard or doubtful, or

  • replacing it costs less than repairing it.

Those are the same situations the Department of Energy lists. We'll tell you which one we'd choose in your house, and why.

If your AC is also near the end of its life, see AC replacement. Replacing the equipment is a good time to check the ducts. If your main concern is sealing leaks, see duct sealing.

What duct repair costs

How much does duct repair cost in Lago Vista?

Every visit starts with a $65 trip charge, and we apply it toward the work when you go ahead. Once we find the cause, you get a written price before we start, and nothing begins until you say yes.

What changes the price:

  • how many leaks or disconnects there are, and where,

  • how easy the ducts are to reach (attic height and tight spaces matter),

  • the type of duct, flex or sheet metal,

  • whether you need insulation added or a section replaced, and

  • whether the fix is a small repair or a bigger one.

A single disconnected duct is a very different job than ducts that are failing all over the attic. We'll show you what we found and what each option costs.
