Do you need a repipe, or just a repair?

One leak is a repair. A pattern is a repipe. Call us about repiping if you are seeing:

  • Repeat leaks in different places. Two or three pinhole or fitting leaks in a couple of years means the pipe itself is failing, and the next one is coming.

  • Low pressure that gets worse over time, especially at the farthest fixtures. Galvanized pipe closes up from the inside like a clogged artery.

  • Rust-colored or brown water when you first turn on a tap, that clears after a minute. That is the inside of galvanized pipe.

  • Gray plastic pipe (polybutylene) anywhere you can see it: at the water heater, under sinks, in the attic. It fails without warning and most insurers will not cover the damage.

  • A slab leak, or a second one. Rerouting the lines overhead is often cheaper than chasing leaks under the foundation.

  • Water that tastes or smells metallic, or a house built before 1980 that still has its original lines.

If it is a single leak, see broken and burst pipe repair. If you are not sure which you have, the $65 visit tells you.

What pipe is in Lago Vista homes, and why it fails

  • Galvanized steel in the older lake cabins and 1960s and 70s homes. Rusts from the inside, chokes flow, and eventually leaks at the threads. Past 40 years it is on borrowed time.

  • Polybutylene (gray plastic, often stamped PB2110) in a lot of 1978 to 1995 construction around the lake. Chlorine in the water makes it brittle, and it cracks at the fittings. Insurance companies know this, and some will not write a policy on a house that still has it.

  • Copper in homes from the 80s through the 2000s. Good pipe, but our water is hard and the limestone scale plus pH can eat pinholes through thin-wall copper, usually in hot lines and in the attic.

  • CPVC (cream-colored plastic) in a lot of 90s and 2000s Texas homes. It gets brittle with age and Texas attic heat, and snaps when someone bumps it.

  • PEX in newer homes. Flexible, freeze-tolerant, scale-resistant. This is what we install, and what we recommend for most repipes.

PEX or copper?

For most Lago Vista homes we recommend PEX: it handles hard water without scaling, flexes instead of bursting in a freeze (which mattered in February 2021 and 2023), needs far fewer fittings, so fewer places to leak, and installs faster, which keeps the labor and the drywall work down. We install copper when a homeowner prefers it or where code or an exposed-pipe situation calls for it. Either way you get a written price for each so you can compare.

How a repipe works

  1. Walk-through and written price. We look at the existing lines, count fixtures, check the water heater connections and water pressure, and map where new lines will run (usually through the attic and down the walls). You get a written price before anything is opened up. The $65 trip charge comes off it.

  2. Permit. Repiping normally requires a plumbing permit and an inspection. We handle the paperwork.

  3. Protect the house. Floors and furniture covered, drywall openings kept as small and as few as the layout allows.

  4. Run the new lines. New PEX or copper from the main shutoff to every fixture, new shutoff valves at each one, new connections at the water heater, and an expansion tank if the system needs one.

  5. Pressure test and inspection. The new system is pressure-tested before walls close, then inspected.

  6. Close up and clean up. Drywall patched, and we walk you through the new shutoffs so you know where everything is.

Water is off only while we tie in, not for the whole job. Most single-story homes around the lake take a few days of on-site work plus drywall patching; larger or two-story homes take longer, and we tell you the schedule up front.

What does repiping cost in Lago Vista?

Every repipe is priced for the house, and the price is in writing before we start. What moves it: the number of fixtures, one story or two, slab or pier-and-beam, attic access, how much drywall has to be opened and patched, PEX or copper, and whether the water heater or main shutoff needs work at the same time. We give you a repipe price and, where it makes sense, a reroute or partial-repipe price so you can see the difference.

Repiping lake houses and weekend homes

A lot of Lago Vista and Point Venture homes sit empty for stretches. A leak in an empty house is a flooded house, and old polybutylene or galvanized pipe is the most common reason we get the call. If yours is a second home, a repipe plus a smart water shutoff or leak sensor is the cheapest insurance you can buy. We also take care of the plumbing side of a full remodel while the walls are open.
