Water pressure problems we fix in Lago Vista

Water pressure that is too low, too high, or different from one day to the next almost always comes down to a short list of causes: a worn pressure regulator, a clogged faucet or showerhead, a valve that isn't fully open, a hidden leak, or old pipes. We measure your actual pressure first, figure out which cause you have, and tell you what we found before we fix anything.

If your pressure dropped suddenly or you can see water where it shouldn't be, call us now at (512) 662-2949. If it has been getting worse slowly, or you just aren't sure, send us a request.

Why is my water pressure low?

Low water pressure has a few common causes, and where you notice it tells you a lot about which one you have.

Low at just one faucet or shower

This is almost always a clogged aerator, a clogged showerhead, or a worn part inside that one fixture, not a house-wide problem. Lago Vista's water is hard. It comes from Lake Travis and picks up minerals from the limestone around it, and those minerals build up inside small openings over time. Unscrew the aerator and soak it in vinegar before you call anyone. If a clean aerator doesn't help, we can take a look at the faucet repair.

Low at every fixture in the house

When the whole house is weak, the problem is upstream of your fixtures. The usual causes are a pressure regulator that has worn out, a main shutoff valve that isn't fully open, a leak somewhere between the street and your house, or older pipes that have narrowed on the inside. A reading from a pressure gauge sorts these out quickly. If the gauge points to a leak, our leak detection service finds it. If the pipes themselves are the problem, we'll talk through repiping and whether a smaller repair is enough.

Low on the hot side only

If the cold water is fine and the hot water is weak, look at the water heater side: sediment in the tank, a valve that isn't fully open, or a clogged line. We cover that under water heater repair, and a water heater flush is often part of the fix.

What if my water pressure is too high?

High pressure is easy to miss because strong showers feel like a good thing. But it quietly wears out everything it touches. Most homes do best at about 40 to 60 psi, and most plumbing codes call for a pressure regulator when the pressure is above 80 psi.

Signs your pressure may be too high:

  • Pipes that bang or thump when a faucet or appliance shuts off

  • Toilets that fill with a rush of noise or keep refilling

  • Faucets that keep dripping after you've replaced the washer or cartridge

  • Washing machines, dishwashers, and fixtures that seem to fail sooner than they should

The fix is usually a new pressure regulator, or adjusting the one you have. Left alone, high pressure can lead to leaks at fittings and connections, so it's worth checking early.

Water pressure in Lago Vista: what we see around town

Lago Vista sits on hills above Lake Travis, so water pressure can feel very different from one street to the next, and the city's water is hard. Those two things shape most of the pressure calls we get.

  • Bar-K Ranches: On the higher lots, pressure regulator problems are a regular call for us.

  • Lago Vista Estates: Around La Mesa, Vista Corta, Ridgeview, and Hillside, low water pressure from worn pressure regulators is one of the usual calls.

  • Tessera on Lake Travis: Even in newer homes, water pressure is one of the calls we get.

Two more local things worth knowing. After a boil water notice, sediment can collect in aerators and screens and cut the flow at your faucets, and cleaning them often brings the pressure back. And if every house on your street has the same problem, the cause may be on the city's side of the meter. We'll tell you honestly if that's what we find. You can read more on our Lago Vista service area page.

What can I check myself before calling?

These checks are safe for any homeowner and take a few minutes:

  • Make sure your main water shutoff valve is turned all the way open. Our guide on finding your main water shutoff shows where to look.

  • Check whether the problem is hot water, cold water, or both.

  • Take the aerators off your faucets, soak them in vinegar, and rinse out any grit.

  • Ask a neighbor if their pressure is down too, and check for a notice from the City of Lago Vista.

  • Screw an inexpensive pressure gauge onto an outdoor hose spigot with all the water in the house turned off. A reading between about 40 and 60 psi is healthy.

  • Turn off every faucet and appliance, then look at your water meter. If the dial is still moving, you may have a leak, and our guide to causes of a high water bill explains what to do next.

A few things we'd ask you not to do. Don't keep turning the adjustment screw on a regulator without a gauge on the line, because it's easy to push pressure too high and damage fixtures. Don't cut into pipes or open walls to chase a pressure problem. And don't wait on a sudden pressure loss, since it can be the first sign of a leak.

What does a pressure regulator do, and when does it need replacing?

A pressure regulator is a bell-shaped valve on your main water line that holds the pressure coming from the city down to a safe level for your home. It wears out over time. When it does, you can end up with pressure that is too low, too high, or that swings up and down during the day. If your gauge reading points to the regulator, we replace it and test the pressure again.

When should I call right away?

Call us right away if:

  • Your pressure drops suddenly

  • You see wet ground, a soggy spot in the yard, or water coming up near the meter or the house

  • Your water meter keeps moving with everything turned off

  • Pipes are banging hard

If you can see water leaking, shut off the main water valve first, then call (512) 662-2949. We're open Monday through Friday from 7:30 AM to 8:00 PM and Saturday from 8:00 AM to 12:00 PM.

What does water pressure repair cost?

Our trip charge is $65, and we apply it toward any work we do. Once we've found the cause, we give you a written price before we start. What you pay depends on what's wrong. Cleaning a fixture part is a small job, replacing a regulator is a bigger one, and tracking down a leak or replacing worn-out pipe depends on how much work it takes. We lay out your options without pressure, and if a simple fix solves the problem, that's what we'll recommend.
